If you’re looking to sell your home and want to sell it quickly, the first thing you’ll need to do is price it realistically. A lot of properties will be on the market for months on end because the asking price is simply too high for the property; either that or the sellers won’t accept any reasonable offers on the house.
However, if you can be realistic with your prices, there are several ways you can achieve a quick sale on your home.
Auctioning your property
Once you’ve found someone who can auction your property, they’ll place it in a catalogue for their upcoming auction and you and the estate agent will discuss a “reserve” price (this is the minimum price that you’ll accept for the property).
The winning bidder on the day of the auction (if your property makes more than the reserve price) has to exchange contracts on the house within 28 days, which is considerably faster than some standard house sales. And, if you manage to get a bidding war going in the auction room, you could achieve more for your house than you originally anticipated.
Selling your home online
Online estate agents can help you to reach out to customers quickly and easily, with most new house searches now starting online. Providing your property is marketed correctly and through various different online channels, this could be the way for you to achieve a quick sale.
With a variety of agents offering this service, you’ll generally find that they’re a lot cheaper than the traditional high-street estate agent. This gives you a bit of flexibility with your asking price without having to lose out on any of the profit from your sale.
Using a traditional estate agent
To sell your home quickly through a high-street estate agent, you’ll need to choose the right one, so research is imperative here. Ask three or four estate agents to come and look at your home, and assess their services before you decide which one to go for.
You should also make sure that they will advertise your property online and that they place regular adverts in the local papers. Sometimes, it’s worth trying to incentivise the estate agents to sell your home quickly, offering them an extra 0.5% on top of their fee if they can sell your property within six weeks.
